2001 survey results

 

7. DEVELOPMENT SITES

The Bradford UDP (Unitary Development Plan) as currently revised, had identified a number of development sites, with employment land to the south and west of the town and housing to the north, west and east.

The cumulative effects of such development will have significant impacts on village life in Silsden. For each identified development recommendations to be used to supplement any development briefs for the sites have been identified.

Local opinion is strongly in favour of major woodland structure planting to attempt to accommodate the new industrial development within the local landscape.

1.Employment Sites

K/E 1.4 Keighley Rd/Belton Rd area 13.13 ha
Landscaping scheme to be implemented in advance of buildings to include 30% woodland cover.
50m buffer zone to side of Silsden Beck.
Single storey development only.
Buildings to be of stone-faced construction with slate coloured roofing.
Undertake EIA to identify significant environmental impacts.

K/E 1.5 Belton Rd area 4.99 ha
Undertake tree survey.
Landscaping scheme to be implemented in advance of buildings to include 30% woodland cover.
50m buffer zone to side of Silsden Beck.Buildings to be of stone-faced construction with slate coloured roofing.
Undertake EIA to identify significant environmental impacts.

K/E 1.7 Keighley Rd(Centre) area 0.69ha
Undertake tree survey.
Landscaping scheme to be implemented in advance of buildings to include 30% woodland cover.

Single storey development of small craft workshops only.
Buildings to be of stone-faced construction with slate coloured roofing.

2. Housing sites

K/H 1.3 Hainsworth Rd area 9.35 ha
No development to take place before by-pass constructed.
Undertake tree survey.
Landscaping scheme to be implemented in advance of residential development to include 15% woodland cover and 15% public open space.
Two storey development.
Buildings to be of stone-faced construction with slate coloured roofing.
Undertake EIA to identify significant environmental impacts.

K/H 2.2 Woodside Rd area 5.55 ha
No development to take place before by-pass constructed and improvements made to Elliott St/Keighley Rd junction.
Undertake tree survey.

Recommendations

The development of land surrounding Silsden should result in some form of ‘planning gain’ to compensate the community of Silsden for the loss of the countryside of Silsden. The Silsden Survey identified the following list of community facilities which any developer should be prepared to contribute to:

  • Swimming pool/leisure centre

  • Footbridge across Aire Valley Trunk Road

  • A new children’s play area close to the town centre
